Choosing the right commercial builder for your next commercial build is arguably one of the most critical steps of any project. A reputable and trusted commercial builder has deep experience, great relationships, an excellent reputation, and a solid portfolio of work. If you are in the market for a commercial builder for your next construction project, here are a few tips that can help you find the right one for you.

  1. Make sure they specialise in commercial building

An experienced professional will be able to deliver a job better than one with limited experience. That’s why finding a proven and experienced team in commercial construction is essential. And seeking one that has experience across commercial sectors is also vital.

Working with companies who have deep experience across various commercial builds can be the difference to success. They will understand how to navigate complex jobs and ensure jobs are completed to national construction codes. Not to mention ensure jobs are delivered at the highest standard. Experienced teams can deliver a job faster and manage it more effectively – saving you time and money. In addition, choosing an experienced builder can eliminate a lot of risk upfront.

One additional benefit to working with an experienced team is having the right relationships in place. From subcontractors to reputable suppliers – their contacts will deliver the right skills and supplies to get the job done right.

  2. Review their past commercial projects thoroughly

If a builder has been operating for some years, they will have a portfolio of various commercial projects. Most commercial builders will keep a gallery on their website or share these projects on request.
Don’t just look at the projects at face value. While the job may appear like your own, there are likely varying complexities and challenges. Ask the builder about those challenges and how they overcame any roadblocks. For example, they may have stumbled under regulatory issues or had a major setback such as unforeseen weather damage.  By understanding how the project went from start to finish will give you a good idea of whether the builder is right for you.

  3. Meet the team, and make sure they have strong communication skills

Choosing a builder shouldn’t just be about cost and experience, but compatibility too.  Never underestimate the importance of good communication and the value of partnership.

Commercial building projects can be complex, and you want to have a managing team that you can trust. Especially ones that will provide honest and regular information and be respectful of your expectations. You will be spending a lot of time working together, so you want to make sure you are aligned.

Meeting the team before selecting them can give you a good feel if the company is right for you. And don’t be afraid to set the expectation up front on how you want the communication to run.  A good builder will understand your needs and be able to adapt.

  4. Check their references and ensure they have a good reputation

If you have the time to talk to some of their references, it can give you a good idea of whether the company can be trusted and are a good fit. So don’t be shy to ask for references to speak to – two to three should be enough. Some guiding questions you could ask:

    •  Did the builder address all your needs during the project?
    •  Was the project completed on time and to budget?
    •  Did they communicate clearly during the project, for both good and bad updates?
    •  Would you recommend this builder?
    •  What did you enjoy most about working with them?
  1. Ensure that they have the right qualifications and insurances

Responsible companies who are reliable and experienced will hold various qualifications and the proper insurances. It may seem like an afterthought that ticks a box, but ensuring they have the right qualifications can be another solid indicator of their capabilities.  Asking them to supply all relevant information up front should be part of your criteria for consideration.
